Rice is enjoying an impressive 2020-21 season, playing a key role as David Moyes’ side strive for a place in the Champions League.
The East Londoners ultimately failed to finish in the top four, but they still finished above local rivals Tottenham Hotspurs and Arsenal for a place in the Europa League.
The Hammers are reluctant to sell their midfielder who is currently with England at Euro 2020. The club made a contract offer that would keep Rice until 2024, with the option of an additional year.
